Timber Pest Inspection

If your Real Estate Agent has not already arranged it and is happy for us to do it, we can also organise a timber pest inspection and review the report for any structural issues before forwarding it to you. This inspection is conducted to AS4349.3 by a Public Health Department Licensed Pest Control Operator and searches for termites, wood borers and wood decay fungi in the main building and in pergolas, garages, sheds, fences, trees, tree stumps and other wood in the ground up to 50 metres from the main building.

What Else Do I Need To Know
For My Own Peace Of Mind?

How can I be sure that I am getting the best possible person to inspect my new home?

Owner, Peter Williamson is a qualified Professional Structural Engineer. He has a Bachelor of Engineering university degree backed by 45 years of experience in building inspections and structural design. He has extensive practical construction experience, including large civil, commercial and residential construction. He has personally carried out most of the trade work to build a second storey on his own home. Peter can also give you on‑the‑spot professional advice on any plans that you may have for structural changes to your new home.

If structural issues are observed during an inspection, most other building inspectors will recommend that you call in a Professional Structural Engineer for a second, qualified opinion. This would mean paying twice when you could have paid once by using Take 2 in the first place.

How much notice do I need to give?

We can usually do your inspection within a few business days.

Can I attend my inspection?

Once you have obtained your agent’s permission you are most welcome to attend your inspection. This is your opportunity to give yourself a very clear and thorough understanding of the home you are about to buy. If you have any concerns or if any issues become apparent during the inspection, then we can discuss these with you on site. You will leave the inspection knowing exactly which way you are heading.

Because Peter is a Professional Structural Engineer, he can also provide advice and recommendations regarding any future structural changes or improvements that you may have in mind for your new home.

However, if you can’t attend the inspection be assured that your report will be thorough, clear and easy to understand. You can also telephone Peter to discuss any concerns that you may have after reading your report.

When will I receive my report?

Your report will be available by the commencement of the second business day following the day of your inspection. Peter will email your report to you and your agent within minutes of completion. You will then receive an original printed and bound copy through the post.

If you have an urgent time constraint, just let us know and we will give you top priority so that you can meet your deadline.

What type of report do I get?

Your written report is a concise descriptive exception report. It is personally written for you by Peter and focuses on identifying significant structural and maintenance issues that you should know about your prospective purchase. Peter will also provide you with a clear course of action to take regarding any issues that are identified. This may also include the electrical and plumbing systems, depending on the level of service that you choose.

When is payment due?

A discount is available if you pay prior to the day of inspection. Payment can be made by EFT, debit or credit card (Visa or Mastercard). Other arrangements can also be made to suit your personal circumstances. Just ask us.

Are there conditions of service?

Yes. We conduct our inspections and reporting according to our Standard Conditions of Service and recommend that you request and read a copy prior to using our services.

How much notice of cancellation do I need to give?

Once you request us to conduct your inspection we will allocate a day and time for your inspection and organise access to the property through your Real Estate Agent. We consider this to be a firm appointment of our time for the delivery of our Professional Services. If for any reason you decide to cancel your inspection, we require advance notice of two business days prior to the day of inspection for a full refund. Inspections cancelled the business day prior to the scheduled inspection day incur 50% of the fee charged and inspections cancelled on the day of the inspection incur 100% of the fee charged.

Does your service end once I receive my report?

Once you are our registered Client, you can contact us at any time in the future for free advice relating to the structure of your home.
